With so many homes in foreclosure there are more homes that need to be rented then ever before. Take a look at online classified advertisements for homes for rent. It's astounding how many there are. That is where you come in, find renters, and collect your finders fee in the same manner you locate apartments. Simply advertise (for free explained later) put renters with owners of homes for rent and collect your fee. This is truly a win-win situation that you should always keep in mind as a sideline for extra income.

This would be your referal fee. Place desperate renters 4 times a week and you could easily clear 1600 per week.

You will have to contact each apartment complex you plan on locating for to make sure they are willing and ready to sign a referral contact with you. There should be no problem, but you must inquire up front. Just go with family size properties and you should be just fine. It's best if you show up to the credit check to make sure the management and/or owner remember that it is "your" client for future payment. Starting a locator business that actually makes money is expensive. Website development, hosting, apartment mls program to email clients apt lists, pay-per-click ads, seo services, apartment vendor fees, and the list goes on.

Actually Kara...you do not need a license for apartment locating!! You only need a license if you are negotiating any type of lease. Such as a single family dwelling.

An apartment locating business may or may not need a real estate licence. If your state requires one, it is usually around 399.00 then 90 to take the test. Not bad for a business you can do the rest of your life.

Also, why would you need SEO when all you have to do is post free postings on craigslist and others. I'd say, if you have no motivation, then why waste the time to stop and read about starting a very easy business to get started.

Dont believe? Just do a search on "apartment locators" in your town.

Sorry, but you have it all wrong! first you need a Real Estate License, then you need a Broker to sponsor you, then you need to work as a Realtor for 2 years then obtain your Brokers License and then and only then you can think of opening an apartment locators Business, If not your looking at huge fines along with jail time, IT'S THE LAW IN TEXAS my friend

I have to agree with Raul Boullosa, Those are the correct steps on opening a apartment locating business in Texas I know because I am a real estate agent and apartment locator. Plus even if you do open an apartment locating business the apartment complex or management will not pay you for your commission earned until the client has been their for at least 3 month and can even take years to collect money and it can be up to tens of thousands of dollars. But despite all this you can easily make a couple of hundreds or even thousands of dollars per lease. You just have to work on it.

Not every state is the same as TX..and not every state requires 90 hrs check with your states Real Estate board first. Several states do not require a license if you are only locating the property.

Some states require a RE License, some dont. The license cost 399.00 in most states. Far below any other business you might want to get into. All work under a broker for a small percentage. (same for a RE Agent, Property Manager) etc..., and a simple craigslist or backpage posting will bring in clients. Low cost advertising will certainly bring in clients since it's a free service to the public.

It's really that simple. No more, no less.

In Texas you are required to have 260 hours of real estate licensing education, a real estate license and a sponsoring broker. You can't get your broker's license until you have been actively licensed as a real estate salesperson for four years,and let me tell you it is much more expensive than just $300-400. I own a real estate company in Texas and you don't just up and decide one day that you will open an apartment locating service without obtaining a real estate license and sponsoring broker for your company. You can work for an apartment locating service once you have spent the $1500+ to get your real estate license, then after gaining knowledge and experience you can consider taking the further professional steps and incurring the further expense of opening your own company. A minimum investment to get your license is approximately $1500+ and this doesn't include any mls fees, business cards, equipment, marketing, etc.

Okay, okay. We all know apartment locating is big Big business in Texas...moving on. In Maryland, Georgia, Colorado, Virginia, and quite a few other states, you can get started apartment locating TODAY without a Real Estate License. Texas Realtors: this is coming from a Texan - I love y'all but - back. off. Your negative comments (all over the internet!) about how hard it is to get into apartment locating are discouraging people in other states that could start a lifetime business and feed their families. My advice: if you live in a state Other Than Texas, call your Real Estate Commission and ask if you need a license. If not, get to work finding properties to promote on Craigslist.
